The present research was conducted with the aim of investigating the barriers to women's participation in the Reyhan Shahr Project of District 12 of Tehran Municipality. This research has used the qualitative method and grounded theory strategy. In-depth and semi-structured interviews with 35 participants were used to collect data. The results show that the identified central phenomenon of social reconstruction is structural heterogeneity in the mentality of activists; which is a set of background conditions including: preference of individual issues over neighborhood issues, role conflict and pressure, understanding of the municipality as a service to social institution, a set of causal conditions including: lack of positive feedback from previous plans, disproportionate information, unseen issues, Ambiguity of the Reyhan Shahr plan, lack of attention to the level of capabilities of the participants, idealism instead of realism, monetization of Reyhan Shahr, ignoring social contexts, being in the process of development, complexity at the beginning of the plan, complexity during the implementation of the plan, and technology complexity The design and set of intervening conditions including: unstable plans, institutional mistrust, contemporary organizational issues and powerlessness originate in the power ladder. As a result of the set of said factors, the opinions and constructions of the activists include the lack of belief in the effectiveness of the plan and the idea that Reyhan Shahr plan is a show. Policy proposals are included in the text.

This study examines the impact of urban products on enhancing individuals' connection to their cities and strengthening social bonds among residents. To this end, a thorough review of the EMERALD, WOS, and EBSCO academic databases was conducted, focusing on documents published from 2013 to November 2022. Out of an initial 1532 articles, 14 key articles were selected for final review after several stages of evaluation. The findings showed that urban products play a significant role in increasing citizens' sense of belonging to their cities and positively influencing their quality of life and satisfaction levels. This research provides insights for urban policy-making, planning, and branding processes, emphasizing the importance of considering the role of product designers as a crucial part of urban design. These designers can help strengthen the bond between citizens and their cities and enhance social cohesion. The originality of this research lies in its systematic approach to understanding the impact of urban products on city attachment and social bonds.

The recent developments and the speed of construction in cities and the subsequent disorder in the appearance of urban spaces require a more careful look at the issue of the urban landscape and at a smaller level the issue of the urban landscape. In order to provide solutions for improving the quality of facades of residential buildings, Tehran city was chosen due to the experience of forming facade committees in the last decade in the municipal structure. According to the level of effectiveness and performance, the effective actors were classified into two categories: urban management (decision-making, decision-making, and executive) and inclusive stakeholders (land, design, construction, public). Research data were identified, coded and analyzed using qualitative content analysis method with inductive approach and semi-structured in-depth interviews with influential people (urban management category). Therefore, the axes hidden in the text, the emphasized topics, the most used terms, the causes, the contexts and the current conditions of facade management and its improvement solutions were obtained from each of the interviews and by showing the hidden systems and recurring patterns. Conceptual models and maps were created. The analysis of the results determined the factors affecting the appearance of residential buildings in the order of importance including "documentary", "management and legal", "social", "design (designers)", "technology", "theoretical", "economic" and "executive". and the solutions for improving facade quality include a hierarchical structure with the aim of providing key information to effective groups (actors) and based on a broad perspective of criteria.

As affordable housing is designed with the aim of affordability, the qualitative and quantitative criteria are often not considered together. Therefore, this research aims to analyze the relationship between quantity and quality in affordable housing. The first step involved extracting the qualitative and quantitative criteria, their frequency and the importance coefficients using a descriptive methodology and through Shannon entropy testing. Next, the scoring regulations for plan analysis were developed based on design strategies derived through survey (organized interviews). Then 9 Selected plans in Parand New City were assessed by specialists in accordance with the regulations. Finally, the relationship between the area and the quality of the selected qualitative plans was analyzed. The findings revealed that the public zone plays a key role in selected one and three-bedroom units, while in two-bedroom units, the service zone is of greater importance. In conclusion, contrary to common belief, increasing the area does not necessarily result in higher quality.

Market-based dynamics have been highly active in the Iranian housing system during the last three decades. One of the inevitable consequences of this dynamic is the commodification of housing. Commodification in return has increased the unaffordability of housing, particularly for low-income households, despite the fact that the housing stock has largely grown. Moreover, market-based forces have participated in the spatial segregation of different social groups during this period. Theoretically, the involvement of the State in the housing market, for instance through social housing programs, could promote the affordability of the formal market for all and alleviate the social differentiation of society. Maskan-i-Mehr was planned and realized to compensate the failure of the housing market in Iran. But, this social housing program could not counterbalance market-based dynamics. The emergence of many marginalized communities has been a consequence of the program. The inhabitants of Maskan-i-Mehr are now socially and spatially segregated in a way that they were not before they became Maskan-i-Mehr residents. Most of the residents emigrated from the city to Maskan-i-Mehr in peripheral areas. The marginalization of Maskan-i-Mehr residents has negatively impacted their liveability and social conditions.By focusing on the Maskan-i-Mehr estates in the new towns of Pardis and Parand, this paper aims to evaluate how the contemporary social housing program in Iran has created a “new social life in new communities”; in other words, how liveability conditions for those who moved to the new communities have, to a large extent, changed.

Urban streets are dynamic spaces with a sense of movement, which are designed for use by pedestrians and riders, or sometimes only on foot. These spaces often do not respond properly to the needs of the people who use them, and people look at the street as a path just for riding. The purpose of this research is to fully and comprehensively identify the effective indicators in improving the quality of city streets. This research is practical in terms of purpose and in terms of method, using the Delphi technique and the method of structural equations.By using documentary and library methods, opinions and views of experts have been summarized and presented in the form of default indicators. In the first stage, the statistical population of the research was considered to be 20 experts in the field under study.Based on the results of the questionnaire, the initial indicators were analyzed in several stages using the fuzzy Delphi technique, and the final indicators were measured for normality using the Kolmogorov-Smirnov test.In order to finally confirm the indicators extracted from the first stage, confirmatory factor analysis method was used to create a structural equation model. In this section, due to the unknown statistical population, using Cochran's formula, the size of the statistical population was considered to be 384 normal people. Finally, using Friedman's test, the indicators were ranked to determine the effectiveness of each one.The results of the findings are a complete identification of the effective indicators identified in improving the quality of Shahid Beheshti Street in Karaj.

The legal context for intervention in the process of providing suitable housing in the cities of the country is the development plans, which at different scales (from national to local level) should systematically and integrated include the policies of providing suitable housing; and through the rule of law, guarantee its executive. In this research, an attempt has been made by narrative review through critical view, to what and how of the relationship between housing planning and policy-making and development plans in the research conducted in Iranian cities. The results after examining 27 selected scientific-research articles indicate that in the conducted researches, a correct understanding of the concept of suitable housing is rarely included; The methodology and method of measurement is purely quantitative and based on the technocrat's view and cannot represent the real housing situation; Paying attention to the spatial arena of metropolises, especially the city of Tehran, and only paying attention to the relationship between housing and development plans in the last decade is a sign of neglecting other spatial and temporal dimensions of the country. And finally, the lack of attention to macro-structures affecting housing from the point of view of political-economy of space is evident in the researches.

The explanation of the results of "Spatial plans" as a product of spatial planning in relation to "Settlements sustainability " as a product of sustainable development in "less developed regions" is a serious problem. This is important in theoretical and scientific fields with through new approaches. Considering the simplicity of the sustainability, in this research, the focus of economics with RBM approach is considered. The main goal is quality of settlements sustainability feasibility by emphasizing economic growth and sustainable employment through provincial spatial plans in less developed regions. The research design is a sequential combination (explanatory-exploratory); And the combined qualitative-quantitative-qualitative method will be done in two phases; In the first phase, with a document review of previous researches, the pillars and factors of the settlements sustainability were extracted. In the next phase, the validity of the pillars and factors as well as their interrelationship; and their content and practical reflection in the documents of the provinces spatial plans of the less developed regions selected for the research (four provinces of Sistan and Baluchistan, Kerman, Ilam and Khuzestan) through semi-structured interviews with experts via the summative content analysis was analyzed. The results show a justified correspondence between the spatial levels and the settlements sustainability factors, with the nature of the three levels of output, outcome and effect. As the spatial level of the settlements increases, the penetration of the results of the development plans decreases over time, and tends from "effect" to "output".
