Following the inclusion of new paradigms in urban planning, land use mixing has been identified as an important step towards achieving urban sustainable development goals. Given the many benefits of incorporating land use in an urban area, including reduced travel production rates, experts are trying to evaluate land use mixing in a variety of ways and as a central component in urban planning of taking advantage of it. Accordingly, the present study aims to investigate the benefits and impact of land use mixing on trip production in Baneh, Districts 5 and 6. This research is an applied and quantitative research. The research data is obtained through survey and questionnaire distribution as well as field surveys. Physically, the main difference between the two is the degree of mixing of land uses. Therefore, assessing the suitability of mixing these two neighborhoods can be a good guide for urban planning in Baneh. The results show that the mixing of land uses in neighborhood 6 is more than neighborhood 5 and consequently the production of travel within neighborhoods of area 6 is more than area 5. Also, the rate of out-of-district trip production in neighborhood 5 with less user mixing was higher than the rate of out-of-district neighborhood 6 in terms of mixed use. Therefore, the main focus of planning in Neighborhood 5 should be to increase land mixing, and in Neighborhood 6, maintaining and enhancing land mix quality should be considered.

Analyzing the structure of urban space over time and analyzing the characteristics of texture lead to understanding the formation of behavior and behavioral patterns in the physical structure, and this creates the conditions for planning for the emergence of various behavioral patterns based on “provide spatial analysis”. Spatial arrangement is one of the methods used in understanding space and physical form and due to space analysis and the effect of space on human behavior in urban space is of great importance and position. The present study is descriptive-analytical and comparative. First, by conducting library studies (reviewing books, scientific articles and documents), the theoretical framework is explained and then the physical form with Depthmap software (which is based on the techniques of space layout design technique). The purpose of the present study is to investigate, compare and analyze the formation of different spatial-physical structure of these two neighborhoods in different time periods and its effect on behavioral patterns. One of the results of the present study is that the checkered and regular structure (neighborhood of lessons) allows more access to uses, but it causes the scattering of uses and behavioral patterns. In the checkered texture of the neighborhoods, they have various uses, but in the organic texture (Zargandeh neighborhood), the physical system creates more coherence in this formation of uses, and this causes the formation of various and numerous behavioral patterns.

In the current age, due to the machinization of affairs in the structure of societies, moving citizens away from each other and reducing the social interactions between them are confronted. The lack of attention to psychological needs, the reduction of social relations of citizens, the lack of recognition of behavioral centers, the reduction of sense of belonging and collective affiliation are from undesirable effects of machinization and reduction of social interactions in the todays city and neighborhoods. This is indicated that by understanding social relationships and analyzing them, it is possible to create high-quality collective spaces that can help to be vital neighbourhoods and to increase their sense of belonging. Meanwhile, there are passages that are interconnected due to diverse applications, especially spaces, along with attracting the population and creating space for social interactions. Sattarkhan Street has been selected from the first square to the second square of Sadeghieh with regard to the density of the various spaces on this path as a case study. The basis of this research was qualitative and has used descriptive-analytical method and about 200 questionnaire was completed randomly to achieve the results. The results were analyzed by SPSS software. The findings show that at present, the existence of commercial spaces with different zones in this trade path, in spite of all quantitative and qualitative deficiencies, continues to attract the population and increase the unconsciousness of social interactions as well as the emergence of dispersed social-collective nodes in the chosen path.

Over the past few decades, sustainable urban development has become one of the most important and influential theoretical approaches in urban policy. Sustainable development means to supply the needs of the current generation without harming the needs of the next generation. Therefore, with this approach, any urban intervention and construction of urban projects should be prudent and based on this view. Undoubtedly, conducting studies on" ATAF" is an essential step towards achieving these important goals. The present study evaluates the effects and socio-cultural consequences (ATAF) of Saeed Abad Highway in district quantitative and qualitative methods (interview and observation) has been used in the study. Research data have been collected through individuals and residents of the highway area who are likely to be affected by the Saeed Abad project. The theoretical approach of the research is Lefebvre's theory of the social dimensions of urban spaces. The research findings show that Saeed Abad urban project, like any other projects, has positive consequences and effects such as facilitating public transportation, and negative consequences such as dissatisfaction of project opponents, psychological pressure on residents, creating hangouts for drug dealers, destruction of green space and gardens and increase of environmental pollution.

The experience of centralized countries have shown that one side and an up- down prospective to cites, which will bring many problems that the only way to resolve them, is to create a flexible model, a model that can considerate all affecting organs on city. It seems that the pattern of urban good governance in today's situation of cities be a good proposal. Accordingly, this study tried to study the main components of urban good governance and with definiteness the major components of urban good governance, examined the principles of good governance in municipalities in eight districts in Ahwaz. The study in nature is applied and research methods is descriptive and analytical. Method of collecting data is library- survey method. Statistical population included three groups of citizens (residents in Ahwaz), public sector (water, electricity and gas offices) as well as the private sector (contracting companies and private sector affecting on city). Attempts continued to analyze the data using one-way ANOVA, Duncan test and Pearson's correlation coefficient. The results suggest that the overall performance of the municipality of Ahvaz is not in the framework of urban good governance. Also there are differences in performance among the municipalities in eight districts in Ahwaz.

A large part of the urban in Iranian cities has been affected by physical, economic, and social burnout. This burnout has become a concern for managers. Urban regeneration is one of the effective ways to solve burnout, and one of the ways to promote citizen participation is capacity building. This process involves creating educational opportunities for people through raising awareness, trust and empowering them. The research method is descriptive, and consists of descriptive analysis and one-sample T-test to measure the desirability of the variables and Pearson and Regression correlation have been used for determining the intensity of the relationship between variables. Finding showed that among the components of "Social Capacity Building", only the components of participation and social commitment are at the desired level and other components are in a relatively unfavorable and unfavorable situation. Social capacity building strategies are also in a very unfavorable position. Social participation in urban regeneration are also relatively unfavorable.The variable "Citizen Participation" in regeneration has a good correlation with the variable "Social Capacity" and "Social Capacity Building Strategies". The role of the organizational network in promoting the social capacity of Fahadan is prominent. Promoting the capacity building processes can promote the participation in regenerating this neighborhood. Regression model, the relationship between capacity building strategies and social capacity of Fahdan in the regeneration process was introduced.
