Abstract
Grey spaces form an integral component of urban structure, playing a crucial role in achieving sustainable urban development. As a historic metropolis, Isfahan contains wide ranges of grey spaces that require organized management to improve urban quality of life. This research investigates the role of grey spaces in Isfahan’s sustainable development, assessing their effects on social, economic, environmental, and physical dimensions. Using a mixed-methods approach, the study applies statistical tests—including Pearson correlation, multiple regression, and one-sample t-tests—alongside the ANP-DEMATEL model and spatial distribution analysis. Results indicate that organizing grey spaces positively and significantly influences all dimensions of sustainability, with the strongest effects observed in the physical and spatial–political aspects. The spatial pattern of these impacts is uneven, highlighting the importance of regional planning and targeted policies. The ANP-DEMATEL weighting process demonstrates the key significance of economic, social, and spatial–political factors. The research concludes that sustainable urban regeneration should be pursued through public participation, preservation of historical identity, strengthening socio-economic infrastructure, and effective use of advanced urban management technologies to achieve sustainability and enhance residents’ quality of life.
